Morningside Renovation

Our Journey Through The Renovation Process Of Our Future "Forever Home" In Morningside (Atlanta,GA)

A Little Anxious

Ok, I’m probably overreacting but I’m feeling a little anxious.  We’re 3 1/2 months away from the projected move-in date and a hammer hasn’t even been swung yet.

So I asked our GC for a schedule and I was quickly informed that they don’t do that in residential construction, it was as if he found it funny that I would even ask.  He even stated that “he hasn’t lost a house yet” and that there are way too many variables.  That goes totally against my wife and my personality but what can you do?  He’s calm, the designers calm, they’ve done this before – Julie and I will have to be more disciplined with our patience.  But I still can’t help but think “what comes next”?

Demo is Almost Done

Our GC sent us an email this morning letting us know that the first stage of demo will be completed today and that his crew will start grading for the foundation tomorrow.  He hasn’t yet been able to nail down when they’ll dig for the footings – had to look that one up www.finehomebuilding.com – great site for those that don’t know (me included).  Moving forward though, we seem to be a little behind schedule but he says we can easily make that up, depending upon the weather.

Demo Begins

Yeah!!  Our GC just informed us that his crew is planning on demo’ing the old detached garage as well as the deck and back of the house where the addition will be added.  Next up grading, foundation, framing, etc…  Can’t express the excitement we’re feeling and knowing that in just a few short months this “structure” will be transformed into our home.

Here We Go

Our GC just informed us that he’s meeting with the silt fence guy as well as the foundation sub tomorrow to discuss everything – wish that they had done so while we were waiting on the permit but nonetheless we’re excited to get this going!!  Big question is what do we do next?  So  much to do and decide in 5 months but thankfully our GC feels confident that all can be accomplished – thankful for his laid-back attitude.

Yes!! Approval

Our GC has now submitted everything to the city and it is all cleared up – he said that he’ll pick up the plans tomorrow.  Let’s get it going, can’t wait for work to start back up!!

Waiting on the City

Our GC sent us an email today to let us know that the Planning & Zoning Department was still going over the plans and that he received a call today from the Site Development Department to clarify one part.  He says that we’re close to the plans being approved and we can’t wait.  We were informed that it would take 4-6 weeks for approval and we’re only at week 3 (submitted on 12/28/2011) so we’ll just continue to try to have patience while we wait on the city.  Plenty to do in the meantime however we can’t wait for hammers to start swinging.

Closed and Ready

Well we closed on our house/project today.  Our excitement is beyond explainable however that is at times dampened when we look at the current state of the house and all that will need to be done.  Big Picture, it’s not a sprint, focus on the finish line – I have to keep reminding myself of these thoughts.  There is also comfort in knowing  that we’ve got a great and very reputable General Contractor (GC), great plans, house with good bones, almost 1/2 an acre  which will have a flat backyard for the boys and it’s in the neighborhood where we have been concentrating our search efforts for the last several years – Morningside, Atlanta, GA.  Our GC says that it will take 5 months from submitting permits until completion which will put us in the house in May however I bet him a 12 pack that it will be June – something has to come up, nothing is ever that easy.  May or June, whichever it is, we’ve got a lot to do and a ton of decisions to make.  Big Picture – it will and should be, our ideal house and Julie’s “forever home”.  Here we Go!
